Richard “Rick” Hilton was born on August 17, 1955 as the sixth of eight children of Barron Hilton and Marilyn June. His grandfather is Hilton Hotel founder Conrad Hilton.
He graduated from the University of Denver in 1978 with a degree in hotel and restaurant management.

Richard Hilton joined Eastdil Secured, a real estate investment banking firm, in the New York office, where he specialized in securing institutional investors and pension funds for various transactions. In 1984, he formed Hilton Realty Investment to handle commercial real estate and obtained his broker license in 1985. He, along with Jeffrey Hyland, received a corporation license for their real estate firm Hilton & Hyland in 1993. Hilton & Hyland is known for developing Brentwood Country Estates and specializes in homes and estates in various areas.
Hilton & Hyland has 106 salespeople, including former “Million Dollar Listing” cast members Chad Rogers and Josh Altman, Coleman Laffoon, Anne Heche’s former husband, and Marisa Zanuck, Richard D. Zanuk’s daughter-in-law. Hilton & Hyland collaborated with Williams and Williams in 2006 to develop and distribute projects in the luxury real estate market.
In 2011, Hilton earned a record-breaking $3 million commission upon the sale of Aaron Spelling’s estate to Petra Ecclestone. He represented Candy Spelling and Ecclestone. The company reported nearly $2 billion in sales in 2013.
